Learn About Clayton

You may not know this if you’re a current resident, but visitors often get mixed up when it comes to Surrey’s wonderful community of Clayton.

“Is it called Clayton Heights, Clayton Hill, East Clayton, or just Clayton?” “Can I buy a newer property here?”

As a real estate agent and current Clayton resident, I feel a strong sense of public responsibility to share my community and area knowledge— in hopes that you’ll make an informed decision when buying or selling. So here it goes…

The original subdivision in the City of Surrey consisted mainly of mature single-family homes and 1 acre real estate properties. This subdivision was known as Clayton Heights and also referred to as Clayton Hill.

Clayton Heights was located east of the community of Cloverdale and spread westward starting from 188 street. At the time, many locals considered Clayton Heights a part of Cloverdale since the area was very small. However, over the next 7 years or so, it underwent some very interesting developments:

  • In March of 2003, Surrey City Council approved the final Neighbourhood Concept Plan (NCP) for East Clayton. This revamped version of the existing Clayton Heights subdivision was bordered by 188 st to the west, 72 ave to the north, 196 st to the east, as well as 64 ave and Fraser Highway to the south.
  • In July of 2004, Surrey City Council approved the final NCP for an extension of East Clayton to the north. This extension became known as East Clayton North.
  • By April of 2005, Surrey City Council approved a secondary extension of East Clayton; however, this time it was to the west. East Clayton West was born.

Clayton Heights (or Clayton Hill) had received a complete makeover! The area now extends as far north as 76 ave with plans for another area known as West Clayton in the works. Since there’s so much activity in this side of Surrey, some newcomers simply refer to the area as Clayton. You’ll notice the community of Clayton features a healthy mix of affordably priced high density townhomes, single-family homes, and (my personal favourite) coach homes.

Now that you know a little bit more about the history of Clayton, I invite you to learn more about the housing opportunities here. There’s so many exciting future developments in the Clayton area which make it an ideal and affordable location for those commuting to Vancouver.
