Clayton: A Desirable Destination
If you were to compile a list of the most favorable places to live in Surrey, Clayton would probably rank pretty high up on it. Clayton is an area in the historic center of Cloverdale, situated around Clayton Heights Secondary School, around which many single-family homes, townhouses, and condos have been built.
The Clayton housing market continues to flourish due to the availability of parks and schools in the neighborhood, along with convenient access to amenities and shopping. The neighborhood is a desirable destination for young families and retirees wishing to live in a tight-knit community.
Real Estate in Surrey
The Surrey real estate market has reflected the growth of the city directly with record sales being recorded over the past year. A majority of these property investments have been a direct contribution of the immigrants that continue to flock to this part of BC.
South Surrey, in particular, witnessed record-breaking real estate figures over the course of spring and into the early part of the summer. The housing markets of Clayton and its adjacent areas also flourished. This, though, has obviously led to a higher demand for properties and steep increase in prices.
Building Boom in Clayton, Surrey
BC’s second largest city, Surrey is also one of the youngest and most culturally diverse cities that Canada has to offer. With the population well over 468,000, it continues to grow and evolve into a world-beating metropolitan by attracting and welcoming people from around the globe.
And now, with an approved massive Clayton development plan, 131 single-family lots will be constructed across from the new Salish Secondary school being built. By 2019, Clayton’s population is expected to grow tremendously.

Surrey council has approved the new 16-acre project, near 73rd Avenue and 184 Street. According to a city report, this is the largest land assembly yet in the neighborhood of Clayton. Around 206 trees will be coming down on the property. But to have the best of both the worlds in Clayton, the developer has agreed to replace those trees, and council has asked that some of those be mature trees to allow for a good canopy. The development will be built in the year 2019, attracting more B.C. homebuyers in Surrey.
The 16-acre project will see 14 properties turned into 131 single-family lots in the 18200- to 18400-block of 73rd Avenue. (Image Source: Google maps) Clayton’s latest development plan provides people a golden opportunity to buy beautiful single- family homes in the neighborhood in the coming years. Although it is a lengthy-term residential build out, it is expected that this development will give inventory a brighter chance to catch up; creating a more balanced environment for consumers in the much populated Clayton area.
