Upon browsing through the Surrey real estate market, you'll discover a healthy mix of single- and multi-family homes. According to the latest census, just under half of Surrey homes for sale are single-family detached homes, while around 30 percent are duplexes and townhomes, and about 20 percent are condos.
Single-family homes in Surrey have been built almost exclusively in the traditional architectural style, but within that comes dozens of variations. You'll find the majority of homes at the highest end of the Surrey real estate market in the South Surrey and White Rock areas, with sprawling luxury homes overlooking the Pacific Ocean mixing with new construction homes in gated communities. But regardless of what neighbourhood you're located in, these detached homes are generally located on family-friendly residential streets with generously sized properties, leaving room for impressive two-storey homes with spacious floor plans. Most homes have also been built between the mid-1980s and present day, meaning they generally have that fresh, clean look that exudes curb appeal to go along with updated interiors.
Because Surrey has seen rapid growth in recent years—stats indicate over 1,000 people move here every month—more modern condo buildings are being built to accommodate the influx of new residents. Specifically, buildings of five storeys or less are common throughout most neighbourhoods in Surrey, even in sections that many would consider much more residential than others. That said, the central section of Surrey is home to the highest percentage of multi-family homes, with townhomes and apartments making up around 60 percent of the homes in neighborhoods like Newton and Fleetwood.
However, if you think these central Surrey neighborhoods are too congested and lack enough amenities for families, you'd be mistaken. For example, the Newton Surrey Rec Centre provides a wide range of programs for all ages, while Fleetwood Park, Newton Arena, and Newton Wave Pool are gathering places for families from across Surrey. Furthermore, around one third of the area that surrounds Newton is farm land, meaning residents have easy access to fresh air and produce. Most homes here provide plenty of space as well, with single-family homes sitting on generously sized lots and multi-family homes offering spacious floor plans and upscale interior design features.
Townhomes are also a big part of the Surrey real estate market and have been for some time now. Fleetwood, along with the Cloverdale and Clayton area, have a variety of complexes that feature newly built townhomes that are ideal for first-time buyers and downsizers, but still provide more than enough space to enjoy a comfortable lifestyle. While almost every neighbourhood in Surrey now offers homes and conveniences for all types of buyers, those who invest in Cloverdale and Clayton real estate will find a particularly wide range of opportunities to live near every type of amenity while maintaining a peaceful lifestyle.
