Fondly known for its small-town charm, Langley is among the fastest growing suburbs in all of Greater Vancouver and has over 117,000 residents. Homesteads, condos, single-family detached homes and townhouses are all available on the Langley real estate market. As with the majority of Metro Vancouver's real estate market, the house prices in Langley have been rising steadily since 2014, with most homes for sale being sold in under 20 days.
Langley Condos
At the low end of Langley’s real estate market, there are many condominiums for sale. The buildings are often low-rise, four-storey apartment blocks that were constructed in the early 2000s, although some can date back as far as the 1980s. With either one bedroom and one bathroom or two bedrooms and two bathrooms, the apartments usually have footprints of less than 1,000 square feet, so they are very easy to maintain. In-suite laundry, open floor plans and wood-style flooring are all common in the apartments. From the master bedroom, there’s often a balcony for enjoying your morning coffee on in the summertime. The kitchens are often fully stocked with stainless steel appliances, counter space and storage cupboards.
Langley Detached Homes
At the mid to high-end of the Langley real estate market, there are a handful of single-family detached homes that can be either on bare-land strata plots or are freehold. Large gardens, recent renovations, and large enough footprints for most families are just some of the reasons why these homes are sought after by both investors and those in search of a home for their family. Although many of the homes for sale in Langley were erected in the 1970s and 80s, new construction homes on smaller lots are becoming more common in the area. Gourmet kitchens, quartz countertops and energy-efficient windows can also be found in these homes.
The Langley Lifestyle
With reasonably efficient public transportation, the area is served by multiple buses that are operated by TransLink and five community shuttle buses. Langley has two major bus hubs, with buses shuttling people as far as South Surrey, Burnaby, Maple Ridge and White Rock from either. For vacation, the area is served by two international airports, Vancouver International and Abbotsford International, which are both reachable within an hour.
Under the jurisdiction of School District 35, Langley has over 25 schools ranging from specialized fine art schools to more traditional curriculums. The schools in Langley have above average reviews, with conditions constantly improving over the years.
Langley hosts many cultural events, festivals, and parades throughout the year, with The Langley Good Times Cruise-In being one of the most popular. The event often features over 1,800 cards from a wide range of eras and is catered by the world-famous, In-and-Out Burger restaurant. On top of this event, Langley also hosts the Arts Alive Festival, Sounds of Summer Concert Series, and the Fraser Valley Food Truck Festival.
